the home selling PROCESS: A breakdown

  1. Set up a meeting with us. We want to learn about you, your family and where you need to be. The first meeting is us listening and taking notes about why you need to sell, your timeline, what needs to be done before selling, your mortgage options (porting your mortgage over, canceling & penalties, options, and rates etc.)  

  2. Home Evaluation. Amanda has walked through the home and viewed the property most likely during the initial meeting. Her homework is to dive deep into the most recent comparables to help give you a realistic price. The home evaluation process is based on today's market in your neighborhood with the most recent comparables. If you aren't impressed with the price and think your house should sell for higher, there may be work to be done before listing your house on the market to get you the price you're looking for.  

  3. Staging. All the work and finishing touches have now been done and it's time for Amanda or her staging crew to come in and set the decor and good vibes for buyers to come in and fall in love. Staging is a very important process of selling a home and statistics prove that a staged house sells for more than a house unstaged. 

  4. Marketing. It's now time for the photographers/ videographers to come in and capture the way the house looks and feels. We hire professional photographers to come and do their best work. Before your house even hits MLS we are already marketing your property grabbing the attention of buyers on the lookout through social media and reaching out to our buyers and large network of professionals to be on the lookout.   5. Listing. After everything has been signed and the paperwork is ready to go, your listing will go live on MLS, or it can be exclusive to the RE/MAX Real Estate Centre Inc. brokerage with 16 offices across Ontario. 

  6. Negotiating. Starting from your competitive listing price, let's see what offers come to the table. I have your best intentions and have created a plan to sell your house quickly and for the right price. 

  7. Closing Day. You will hand over the keys to your lawyer. Your lawyer will transfer the funds to you and your house is SOLD! You have til 6:00 pm latest to move everything out and move into your next chapter.
