the home PURCHASING PROCESS:
A breakdown + Dos and donts

  1. Set up a meeting with us. Bring your most recent pay- stub (past 30 days) along with a monthly budget/ purchase price you have in mind. Go over the paperwork to get started!

  2. Get pre-approved.

  3. Collect additional documents. Job Letter, T4's, Notice of Assessments (NOA's), Down Payment Verification.

  4. Begin house hunting. Amanda will set you up for automated email updates based on your criteria and be on the hunt for you.

  5. Find the ONE, submit the offer and cross your fingers... This is the part where Amanda's sales, negotiating skills and charm really kick into high gears!

    Once an offer is accepted you will need to give the deposit within 24 hrs and then we need to complete our conditions (financing, home inspection, insurance, etc.)

  6. Fulfill and waive the conditions. Book your home inspection, find the right lending institution, and so forth. This usually takes 5 business days. Once you waive conditions, the deal is now firm and sent to your lawyer and you cannot get your deposit back.

  7. Celebrate! TELL FRIENDS & FAMILY, UPDATE SOCIAL MEDIA, AND MAKE A BIG DEAL ABOUT YOUR BIG DEAL! 


 Things NOT TO DO right before buying a home…

    • Switch jobs into a commission or business for-self position

    • Buy a truck, ATV, boat, or other large asset, on a loan or credit

    • Fail to make a monthly loan or credit payments

    • Carry your monthly credit cards or line of credit balance anywhere close to the max limit

 Things TO DO right before buying a home…

    • Pay down existing revolving credit balances

    • Try to pay off any small loans (car, student, etc).

    • Open a simple savings account wherever you hold your checking account to save your down payment in. Keep it simple!
